Trial of the Millennials: Stacy Miller Wins $5 Million Verdict Against Fyre Festival Founder

Update: 4/26/18

A lot has happened in the last year. A fellow Fyre Festival™ attendee and I filed a lawsuit against the festival organizers. I can’t talk about that here, but Stacy Miller is the best attorney on the planet.

In other news, I’ve filed an application for the Fyre Festival™ trademark. While doing research for my upcoming podcast, I discovered that the trademark for Fyre Festival™ was set to expire in April 2018. I’m somewhat of a business expert, having gone to college, and I had a feeling this mark was not going to be renewed.

See, when a company goes bankrupt, or when people involved with it are facing prison time, they sometimes forget to renew their trademarks. I had a copyright attorney file an application as soon as it expired. Hopefully, I will soon “own” Fyre Festival™.

This means that I have to actually put on a music festival in order to use the mark in commerce. While I have no idea how to put on a music festival, I definitely know what NOT to do. My goal here is to see if I can throw a festival, have a good time, and give back to a good cause or charity.

I know there are some people in Exuma who are still owed quite a bit of money after not being paid by festival organizers. I also have some friends who just opened the first and only special-needs home and therapy center for orphans in Panama. I’m sure they’d be glad to take donations.

That all leads to the Dumpster Fyre Podcast, a docu-style series that explores how the first festival became the biggest dumpster fire ever, and also follows along as we try to plan another one. Stay tuned for more updates on the podcast and Fyre Festival™ II. It’s gonna be lit.

To celebrate the one year anniversary, I now present “Twas the night before Fyre Festival™”

Twas the night before Fyre Festival™, and one year had gone by,
Not an influencer was stirring, and we all knew why.

The disaster relief tents were gone, and the stage was not there,
In hopes that all would forget and that no one would care.

The millennials were nestled all snug on their phones,
Watching Kanye on Twitter, definitely in one of his zones,

And Billy awaited sentencing, probably in his home,
Eating a cheese sandwich, unable to roam.

When out on Twitter there arose such a clatter,
People refreshed their timelines to see what was the matter,

When what to their wondering eyes should appear,
A major announcement, not a joke, but sincere.

From a Fyre Festival™ survivor, who covered it best,
Came news that he hoped would top all the rest.

I went to Fyre Festival™ to relax and satirize
I could not make up what happened, it was quite a surprise

A lot went wrong on that island, it was far from fine.
So I’ve filed a trademark to make Fyre Festival™ mine.

It’s time to make things right for all who were there,
Not just the millennials, but the people of Exuma who weren’t treated fair.

And what better way than to throw Fyre Festival™ II.
To promote the Dumpster Fyre Podcast, and also entertain all of you.

Lord of the Fyres: Tales from a Surfyrevor

I survived the first Fyre Festival. The now infamous festival was supposed to be an event in the Bahamas unlike anything else. Entrepreneur Billy McFarland and Rapper/Actor Ja Rule (The Fast and The Furious) co-founded the festival in late 2016. They began promoting it in December with the help of famous influencers.

Along with this video, the festival’s website promoted a $1 million treasure hunt, luxury accommodations on a private island once owned by Pablo Escobar, exquisite cuisine, exclusive experiences like swimming with island pigs, and a music festival with soon to be announced big-name acts. This was clearly the trip of a lifetime. Three friends and I bought tickets during the first week they were on sale. We upgraded to VIP and one friend and I also bought an “Artist Pass” which included your food, drinks, backstage passes, 4 nights on the island, and “exclusive” experiences.

This was my chance to finally become BFFs with all the influencers and celebrities that would be there. I’d played the scenario out a million times in my head leading up to the trip. Emily Ratajkowski, Hailey Baldwin, The Rock, and I would be hanging out backstage looking at pictures of Dogs of ITB.

We would start chatting about how I run a media empire in Raleigh, and they’d all start following me for all my fire #content. The Rock would say, “I loved that story you wrote about how I’d be playing football for NC State next year. Will you be in Fast and Fur9ious? We need someone that drives a Tahoe.”

“Thanks, The Rock. I’d love to, if I can fit it in my schedule,” I’d say, trying to play it cool.

“Are you the guy that created the hottest buy/sell Facebook group for moms in Raleigh?”

“It’s not just for moms, Hailey Baldwin. micITBit is for everyone. It’s a closed group but I could probably approve you,” I’d say, negging her slightly.

We’d spend the rest of the weekend swimming with the pigs and Instagramming until we got carpal tunnel. “My ITBFF Justin Miller has a pig named Theodore. Don’t worry, you’ll meet him when you move to Raleigh,” I’d say, while telling them about inside the beltline. I’d influence them into buying luxury condos at The Wade. We’d all live there together and launch a reality show on Facebook Live produced by Walk West, since TV networks will be dead in 5 years. It was going to be perfect. And then, we got to the island.

As you can see, all of my dreams were crushed when Fyre Festival turned out to be a mashup of Lord of the Flies meets Outbreak meets Locked Up Abroad. My media empire instincts kicked in and I started documenting the event like I was the Samuel Pepys of Fyre Festival. My coverage was used in pretty much every story about the event and my Tweets were included in the $100M class action lawsuit.

You’re probably thinking, “This is great for you. You gained thousands of followers and a ton of exposure!” To be clear, I didn’t want 15 minutes of global fame. I didn’t want over 50 million impressions on Twitter in April. I didn’t want to spend weeks doing interviews with the LA Times, People, CNN, the Washington Post, TMZ Live, Time, BBC, NPR, Inside Edition, and dozens of other outlets. Sure, all of those things were great for my #brand, but all I wanted from Fyre Festival was a relaxing vacation and new famous friends.

To show you what we went through, I’ve provided an in-depth account of exactly what happened. If you enjoy watching train wrecks, you’re going to love this.

Thursday, April 27th

12:000 pm – My friends and I had lunch outside of Boynton Beach. It would be our last meal not served in a styrofoam container for the next 24 hours. We left for the Miami airport and arrived with plenty of time for our 4:35 pm flight to Great Exuma. We boarded the plane and sat on the runway for about half an hour. Someone tried to open their window and this happened, which we should have taken as a sign.

Still, we continued on. We arrived on the island, boarded shuttle buses and rode for about 15 minutes. That’s when we saw this.

7:51 PM – We realized organization isn’t their strong suit.

At this point, co-founder Billy McFarland tells people with a Lodge to “go find a tent”. That went well.

Here’s the first tent that we claimed.

We returned to where we had been dropped off and asked where our tent was, again.

8:26 pm – Night had fallen. We had no luggage, but managed to find another tent.

“A disaster relief tent is where the heart is.” – Martha Stewart #fyre #fyrefest #fyrefestival

A post shared by William Needham Finley IV (@wnfiv) on

8:56 pm – Two of us without luggage split up to hunt for our belongings while our other friends stayed back to guard the tent.

The “white glove concierge luggage service” required you to use your phone flashlight and dig through hundreds of bags to find your own. Maybe this was the treasure hunt they had advertised. I started to help unload a pickup truck full of luggage and just happened to grab my bag. A true Fyre Festival miracle. I dropped my luggage off at our temporary tent and then went to cover what was going on.

I believe this is when we found THE NOTEBOOK. We could devote an entire Dumpster Fyre Podcast episode to this. “Chips?” kills me every time I look at this picture.

The number one thing on the to-do list dated April 14th (13 days before the festival) was “Complete our corporate application to HOPEFULLY start order”. Hope is a good thing, maybe the best of things, and no good thing ever dies.

I’ll give credit where credit is due. They did have a stage set up. I don’t think there was a DJ at this point. I assume Billy just grabbed the aux cord and started playing his “Lit AF Beach Jams” Spotify playlist on his phone.

I took some food back to our tent, which we were then kicked out of. We walked over to the main area where we had been dropped off and saw that people were getting on buses to leave. My friend went inside the main house and somehow convinced them to put us on a flight out that night.

The quaint General Store.

We rode to the airport with about 100 others who were desperate to get off the island.

Friday, April 28th

12:15 am – We were told the plane was on the way and that our flight would be at 1:30 am.

3:47 am – We had been sitting on the plane for over two hours while the crew tried to resolve an issue with the manifest not matching up to the headcount of people on the plane.

4:34 am – The crew asks us to get off the plane so they can check us in one by one.

7:08 am – Locked up abroad. I later learned that locking the doors was standard protocol. Still odd that they use a chain and padlock though.

Note: While reliving Fyre Festival™ on the one year anniversary I found this video that I had yet to post.

7:15 am – A girl loudly asks everyone in the airport “who is William Needham?”. (See the video below.) They were on to me. I remained silent. She continued, “No really. He’s in this room right now. Who is William Finley? He’s fucking hilarious.” Realizing that they weren’t going to sacrifice me to the island, I raised my hand. One girl asked, “Are you always this funny?” I just replied, “I try.”

If you recall, I had tweeted at my lawyer Stacy Miller as we boarded the plane (the first time) to leave the island at 1:47 am. He called me at about 7:30 am.

Stacy: Hey man are you ok? What is going on?

Me: I dunno, I haven’t slept in over 24 hours. I don’t really know how to make sentences.

Stacy: Are you still in the Bahamas?!

Me: I mean, I’m locked in an airport and they say a plane is coming soon, but yeah.

Stacy: Ok, well call me as soon as you land.

If you’re exhausted after reading all of that just imagine living through it. I don’t ever want to go back to Fyre Festival. I don’t ever want to go outside the beltline again. Final verdict: Fyre Festival gets 0 out of 5 beltlines.

Note: Fyre Festival organizers have allowed us to “apply” for a refund. During the application process they asked if we wanted to forgo our refund in exchange for double the number of VIP tickets to next year’s event. We all politely declined.

We still have not heard anything back after filling the forms out last week.

Days Inn to Become Boutique Hotel

Days I

The Longleaf Hotel & Lounge is replacing the Days Inn on Dawson Street, which closed in December.

Local developer Loden Properties purchased the property for $5 million, as well as the adjoining property for $1.5 million. The hotel will also have a bar called the Longleaf Lounge.

Loden plans to turn the NC Deli, located on the adjacent property, into (ish) Delicatessen. Matt Fern, formerly a beverage director for Ashley Christensen’s AC Restaurants, will run (ish). Fern recently told The N& O “We want it to be something really informal and playful, allowing us a lot of creative freedoms, but to be able to riff on the classic deli dishes and be able to throw the South into the mix as well.”

According to their Instagram, the hotel will be “mid-century modern meets 21st-century.”

The Longleaf Hotel & Lounge joins a growing list of boutique hotels in Raleigh, including Origin (next to One Glenwood), the renovated Gables Motor Lodge, a boutique hotel in Tower 4 at North Hills, and one on Peace Street between McDonald’s and Starbucks that the City Council spent months arguing over because some people are afraid of rooftops.

Oak Steakhouse Coming Soon to The Dillon

Oak Steakhouse in the Dillon

The Oak Steakhouse should open soon at The Dillon in the Warehouse District.

We previously reported that work was underway, and last week the space received its ABC inspection. Steak fans like ITBlake the intern should soon be able to dine inside the 5,125 square foot space on the ground floor of The Dillon.

This won’t be the Oak’s first North Carolina location. The restaurant won “Best Steak” in Charlotte’s “Best of the Best Awards,” which is surprising since most people in Charlotte have underdeveloped palates.

In addition to its location in Charlotte’s South Park district, the chain also operates restaurants in Atlanta, Charleston, and Nashville.

Glenwood Place Continues To Expand

Glenwood Place is adding a new office building to a currently vacant site on National Drive.

Gordon Grubb’s development along the northbound side of Glenwood Avenue just inside the beltline will soon add a 5-story, 180,000 square foot office building. The project, 3800 Glenwood, is described on Grubb’s website as being a “five-story… Class A office” building, although the number of stories listed on the permits is three.

In addition to the office building, Grubb is constructing on the site a four-story parking deck that will include a covered walkway to the main building. The total listed cost for both comes out to more than $25 million.

The 2.7-acre parcel was previously home to an older, smaller office building that was torn down in 2017.

Developer Gordon Grubb announced in late 2016 that Glenwood Place would include “hundreds” of apartments, 600,000-800,000 square feet of office space, 70,000-140,000 square feet of retail, and a new hotel.

Stir Coming To North Hills

Work has begun on STIR in North Hills.

More than $1 million worth of permits were issued for the build-out of this new restaurant that will offer “premium oysters, craft cocktails with artisanal ice and a made-from-scratch menu.” The restaurant will be located on the ground floor of the Bank of America Tower next to The Capital Grille.

Venture Construction out of Georgia is handling the STIR project at North Hills, which is described on the permits as including not only the interior fit-up of the space, but exterior renovations and site accessibility issues as well.

The North Hills location will be the second STIR restaurant in the country. The other is in Chattanooga, TN.

Croissants on West Street

Rainbow Upholstery Building

A bake shop is coming to West Street.

First announced back in June, work is now underway on the Layered Croissanterie bake shop at the old Rainbow Upholstery Building at 911 N. West Street. The bakery will join FlowCORPS High-Intensity Pilates and a diner as the newest “Rainbow Building” tenant.

Layered Croissanterie is developed by husband-and-wife team Mark and Kawsar Chavez.

New Condos on New Bern

Five Horizons Development unveiled plans for a new condo development at 801 New Bern.

The site plan calls for 20 one bedroom condos in four buildings sized just under 30,000 square feet. We wouldn’t be surprised if work started on this project by the end of the year.

This project follows the successful completion of 10 Arros,  an upscale rowhome style community at 533-537 New Bern Avenue.

Wine & Design Coming To Union Station

Wine & Design is planning to move into Union Station.

City Council was presented with an agreement that has been reached for Raleigh-based Wine & Design to relocate its corporate headquarters to the upper mezzanine area of Union Station. Wine & Design has been a go-to group activity for years. Their success even led them to a “Shark Tank” appearance where they struck a deal with Mr. Wonderful, Kevin O’Leary.

The 2,700 square foot Union Station location (managed by our good friends at York Properties) would be used both as their new corporate headquarters and as an expanded retail event space.

In an exclusive interview, we spoke with Wine & Design CEO and Founder Harriet Mills about the news. “We are super excited! We are going to have our headquarters there and will be training new franchisees and interviewing potential franchisees on our Discovery days. We are excited to show partners and potential partners how beautiful and cool downtown Raleigh is. I am super proud of my town and glad we can support it.”

They also plan to open a Wine & Design studio, where guests can come and make art. “The event space is beautiful. We have big plans and can not wait to share with the Raleigh community. So stay tuned!” said Mills.

In the meantime, Wine & Design is holding classes and private events at their current headquarters off of Glenwood Ave.

RIP York Parking Lot

RIP to the York Parking lot.

The property at 809 Brooklyn Street had been managed by our friends at York Properties for years and was home to nearly 60 prime parking spots for Broughton students. The property is being redeveloped by Selwyn Property Group, who plans to build two duplexes on the lot.

For all former Broughton students who wish to pay respects to the parking spaces, a Tahoe and Yukon headlight-lit vigil is scheduled to be held Wednesday evening.

Dix Park Master Plan Released

The Dix Park draft Master plan has been released and, surprisingly, there is absolutely no mention of dinosaurs.

You can view the plan here, where you won’t even find a rendering of a statue of  T-Rex, brought to you by Rex Healthcare (we already thought of corporate sponsors). We aren’t going to jump to conclusions and handcuff ITBlake the intern to the park entrance yet. There is still time to provide feedback and input before the final community meeting on February 6th.

Burial Beer Opens in Downtown Raleigh

“Hey honey, yeah we’re at Marbles right now. No you can’t talk to her, she’s busy doing learning and stuff.”

Burial Beer Company has opened “The Exhibit” next to Transfer Co. Food Hall on E. Davie Street.

We obtained an exclusive press release and learned that The Exhibit is “a boutique gallery” for Burial’s beer and art. Visitors should consider this a “permanent outpost for can releases where people can come and obtain small batch releases to share and commune outside of the confines of our walls.”

Located at 500 E. Davie St. Suite 170, their hours for this week are: Thurs-Friday 4-10pm, Sat 2-10pm

Falafel & Co. Replacing Brookside Market & Pizza

Falafel & Co. is moving into the old Brookside Market & Pizza spot.

We reported last week on some rumors on Nextdoor that turned out to be true. This family-owned establishment is co-owned by Nasser Bahhur and Basem Hadi, and features Palestinian cuisine. According to their Facebook,

“At Falafel & Co, we want to provide a “discovery experience” by connecting cultures through a craveworthy culinary experience. Our commitment is to be your guide to exploring the best flavors of the Middle East, the best of Palestinian cuisine with generous servings of our authentic dishes to include fresh pita, crispy falafel, savory kufta, and our signature dips and salads. We embody the true spirit of Palestinian hospitality.”

Five Costliest Commercial Construction Projects of 2018

Editor’s Note: The data used for this was pulled from City and County permit and real estate records. Some permits and records may have been incomplete or erroneous; that is to say, the numbers below are more of a close approximation.

More than 1,900 permits with a total value in excess of $839 million were issued between January 1 and December 28, 2018 for commercial construction projects within the city limits. These are the five most expensive:

5. Peace & West AKA Smokey Hollow Phase 6

Kane Realty’s new West Street mixed-use development has a lot going on. While we’re pretty sure the entire project is called “Smokey Hollow,” one residential part of the development is known as “Peace & West.” The $30 million+ project would add 182 residential units to the development.

4. Wade Park V Office Building

The last time we wrote about this project was back in 2014. The development, which includes residential, retail, and office space located off Wade Avenue near the PNC Arena, has continued to grow.

In October, permits valued at more than $32 million were issued to the Choate Construction Company for the construction of the six-story, 209,145 square foot office building known as the Wade V.

The new office building is expected to open in Spring of 2020.

3. The Standard at Raleigh

Earlier this year, Landmark Properties tore down the former home of the North Carolina Equipment Company at 3101 Hillsborough Street, a building best known for its iconic rooftop tractor sign.

The teardown was the first step in building The Standard, a five-story, 232-unit student apartment complex that will include a parking deck and ground-floor retail. In August, permits valued at $44.5 million were issued to Landmark’s construction arm for foundation work on The Standard.

According to the rezoning case for the project, the tractor sign will be placed on the Hillsborough Street frontage and lighted, thanks to the work of ITBlake the intern.

The N&O Praises Intern For Saving Iconic Sign

2. North Hills East Tower IV Office Building

North Hills  Tower 4 in the Park District of North Hills will be a 20-story building fronting Six Forks Road. Permits for the new office tower were valued at more than $50 million and issued to Holder Construction Group in September. It is expected to open in Spring of 2020.

1. First National Bank Building

In May of 2018, the new 22-story FNB Tower on Fayetteville Street officially broke ground. The tower will have 239 residential units spread throughout 13 stories, six stories of commercial office space, and two floors of amenities/tenant storage space. Developed by Dominion Realty Partners, the building will serve as the regional headquarters for First National Bank.

Permits for the new 22-story building were valued at more than $67 million and issued to Choate Construction Company.

Wahlburgers Evicted From Downtown Raleigh

Wahlburgers has been evicted after being open for roughly seven months in downtown Raleigh.

The restaurant held a grand opening in May of 2018. Around December 27th or 28th, the Wake County Sheriff’s Department conducted the grand closing ceremony for Wahlburgers.

In a groundbreaking investigation, ABC11 spoke with some employees of Wahlburgers who described poor working conditions, including paychecks that bounced, no heat and air conditioning, and a lack of staff training. Some employees apparently found out about the closing from reading an article on ABC11.

ABC11 also reported the following:

“The November inspection report from the Wake County Health Department confirmed the workers claims that the facility had no working hot water.”

“Some workers even said the store started buying food from Sam’s Club.”

Apparently, Wahlburgers is “truly saddened” to hear about the news and is conducting an internal review of independent franchise owner Greg Pranzo, who operated the Raleigh location under the name Carolina Burger Company.

The long history of Wahlburgers begins in September of 2016. It was announced that the burger chain owned by brothers Mark, Donnie, and Paul Wahlberg, would be opening its first Raleigh location on Fayetteville Street in the former home of The Oxford.

The announcement was met with some backlash. In a video posted to Facebook, local bar owner Zack Medford challenged Mark Wahlberg to a “burger contest” that would be held at The Sir Walter Smoke-Off at Dix Park. Wahlberg did not show up.

By September of 2017, a company spokesperson told the News & Observer that the burger chain would open that fall. We wondered why the restaurant still had not opened by March of 2018.

Mark Wahlberg once said, “Making you feel the rhythm is my occupation, so feel the vibration.” It seems the owner of the Raleigh Wahlburgers franchise took that to heart, and spent entirely too much time on rhythm and far too little time on running a restaurant.

Triangle Food Guy summed it up best in the following Tweet:

Brookside Market & Pizza Closed

Brookside Market & Pizza has closed after opening in January of 2018.

The rumor mill on Nextdoor claims that the Mediterranean restaurant that once inhabited the space may be coming back in January 2019 for beer and wine and will be opening the grill on February 1st.

Farewell to bu•ku’s Downtown Raleigh Location

RIP to bu•ku, one of the best brunch spots and overall restaurants in downtown Raleigh.

The popular global street food restaurant that operated out of the Red Hat Tower since 2010 has closed. In early 2018, Red Hat announced plans to expand into the space on the ground floor, which meant that bu•ku would have to find a new home by the end of the year.

Fans of bu•ku need not worry, as the restaurant plans to open in the former home of AN in Cary in early 2019. They also opened another location in Wake Forest in 2018.

We checked in with Sean Degnan, co-owner of bu•ku and the successful so•ca in Cameron Village, about the news. Degnan mentioned some super secret plans for another restaurant that we can’t reveal here, and looked back on the time in the Red Hat building fondly. “What coexisted was a good thing. The Red Hat people came down for lunch and happy hour every day and we took great care of them, and everyone else.”

When asked about bu•ku’s food coma inducing weekend brunch, Degnan replied, “Who knew? I don’t think I’m getting out of the brunch buffet business any time soon. I guess I’m just going to buy some more brunch equipment.”

We’re hoping that Degnan, who also serves on the Board of Directors for A Place At The Table, opens a brunch buffet food truck ASAP.

Sir Walter Apartments Renovation Begins

The Sir Walter Apartments in downtown Raleigh are set for an upgrade.

Permits valued at more than $9 million were issued to Weaver Cooke Construction for a project that will add 21 new units on the 10th floor, renovate the existing 140 units, and make a number of upgrades throughout the historic building on Fayetteville Street.

The TBJ reported that the Capital Realty Group, based in New York, bought the 10-story building for $16.8 million and are planning $15 million in renovations. In 2018, the City Council approved $3 million worth of funding that will allow the building to continue to serve as affordable housing for seniors.

We previously reported on the closing of the Chick-fil-A that operated on the bottom floor of the building. We have yet to investigate what will replace it.

Originally built as a hotel in the early 1920s, the Sir Walter changed hands – and brands – a number of times over the decades before being sold in the late 1970s and converted to a senior housing complex.

That’s A Spicy Renovation

The Olive Garden on Capital Boulevard is about to get a whole lot classier.

Already considered Raleigh’s finest Italian dining establishment, the Olive Garden will soon undergo more than half a million dollars worth of interior and exterior renovations. Rumor has it that CBH General Contracting agreed to be paid entirely in breadsticks.

While we’re not exactly sure how CBH plans to improve on the perfection that is the Capital Boulevard Olive Garden, the permits indicate that this renovation will encompass the entirety of the building: 6,460 square feet worth of interior renovations and 2,737 square feet of exterior renovations.

North Ridge Country Club set for kitchen expansion

Wells Fargo to close Cameron Village branch

Farmington Square Shopping Center’s new owners plot expansion

An Update On The Wade

Easily the most anticipated condominium project in the history of Raleigh, The Wade will be a five-story building consisting of 29 residences that come in two-and three-bedroom floor plans. Our friends at Beacon Street have been hard at work on the project, which we’ve covered in the past.

We sat down with Jim Wiley, President, and Justin Hime, Director of Sales and Marketing, to get the latest on the project.

ITB Insider: We’ll come right out and say it. We started a rumor that all of the residences in The Wade are sold out in order to prove that partnering with ITB Insider is the most effective method for selling condos. Have you actually sold out?

Justin: While our sales are strong, we’ve heard rumors that people think this place is sold out. Those now make sense after hearing your confession, but there are still a few opportunities available in the building.

ITB Insider: Sounds like our marketing was effective. Can you tell us more about the progress you’ve made since we last spoke?

Justin: A lot of the exterior details of the building are coming along nicely, as well as in the finish designs of the interiors. The phase we’re in now is putting the finishing touches on the featured gathering spaces.

Editor’s note: those spaces include:
A pocket park with a rose garden
A dog washing station for Dogs of ITB
An Owner’s Retreat – a beautifully appointed gathering place immediately off the main entry Gallery

A virtual concierge service (we’re trying to get a hologram of ITBlake the intern to serve as their concierge, but right now all he can say is “Hi Mark”)
A fitness room
A rooftop terrace with incredible views of the surrounding neighborhoods and the Raleigh skyline

ITB Insider: What type of people have purchased residences at The Wade? Can you make it a requirement that buyers submit their Broughton diploma at the time of closing?

Jim: We aren’t allowed to discuss that, but so far it’s a great group of people.

ITB Insider: So maybe someone whose name rhymes with Jeb Dimpson? Or perhaps a Gonner Baylord?

Justin: While we really can’t comment, we will say that the greatest attraction has yet to arrive. The people aren’t here. Buildings are great, but the people are what makes it so special.

ITB Insider: Understandable. Other than living in the heart of Raleigh, what about this project is attractive to potential residents?

Jim: There are a few common things people are looking for in a place like this. Most of which is being driven by a sense of community. They want to be around people and enjoy this walk to life location where they can dive into Hayes Barton for a morning walk, make their way over to Fletcher Park, and easily swing by Cameron Village. As we drive through this area we often don’t stop and recognize the established residential neighborhoods that already surround it. Fred Fletcher Park to me is one of the most under-appreciated parks in all of Raleigh. It’s 21 acres of green space – basically a miniature Pullen Park. It’s such an anchoring place for the whole area.

ITB Insider: Can you talk about location, location, and, more specifically, location?

Jim: It really is locationally as good as you can get. You could walk out of that building and go 500 different ways and never take the same path. It’s terrific.

ITB Insider: Sounds like a good tagline for The Wade would be “It’s The Best place to live your ITBest life.”

Justin: We’ll think about that, table it, and get back to you. What we can say is people who are interested in the building share a similar value proposition, namely, the life that everyone is prefiguring inside of the space.

The Owner’s retreat

ITB Insider: Interesting. Can you help us improve our SEO by using the following words in a quote about The Wade: pre-war, Beacon Hill, New York, Boston

Jim: Sure. With Fairvew Row and with The Wade we are offering this type of mature city living that didn’t really exist in Raleigh, but does exist in other cities. We might be in Boston walking around Beacon Hill saying, ‘This would be so cool to live here.’ Or in New York thinking, ‘Wouldn’t it be cool to live in a building like that?’ We’re seeing people who have lived in, or travel extensively to, other cities and they’re coming here and sharing how the best life they ever had was living in a pre-war building in New York. This is what they want. So that’s neat to have that mix.

ITB Insider: Thanks again for your time. We can’t wait to see the condo that you gave ITBlake the intern as a birthday present. Remember, we posted that on Instagram, which is a legally binding contract.

The Wade should be completed by the summer of 2019. A video of the progress was recently released.

Full disclosure: Beacon Street is a partner with the ITB Insider media empire. They did not actually gift our intern a condominium for his 18th birthday. Follow their progress on Instagram @beaconstreetdev

Seaboard Station Plans $250 Million Expansion

Seaboard Station was sold for $34 million to D.C.-based developer PN Hoffman, who is now planning a $250 million mixed-use project for the property.

Those plans include 800,000 square feet of mixed-use space, made up of 650 apartments, 150 hotel rooms, and 90,000 square feet of new retail space and a total of 135,000 square feet at full build-out.

Most importantly, the mythical Harris Teeter will not be coming to Seaboard Station and our beloved Logan’s is safe, as their property is not part of the deal.

The 7-acre property was owned by William Peace University, which paid $20 million for it in 2013. Trademark Properties, which manages Seaboard Station, said the $14 million increase in value was due to the “robust urban market in downtown Raleigh.” Trademark will continue on in their present role under the owners.

Although it was announced in 2016 that Harris Teeter would be coming to Seaboard Station, the project has officially been canceled. Instead, the developers will opt for a smaller 25,000 square-foot grocery store.

Seaboard Station was originally developed as a passenger rail station known as the Seaboard Air Line Depot in 1941, in the building that now houses Logan’s Trading Company. The station was eventually abandoned in the late 1980s due to the rerouting of northbound Amtrak trains.

Logan’s moved into the space in the 1990s, when its owners, looking to expand their business, purchased what was by then known as the Bagwell Seaboard Railroad Station. Logan’s reuse of the old space led to the redevelopment of the surrounding acreage, which became known as the Shops at Seaboard Station.

North Ridge Country Club Kitchen Expansion

The North Ridge Country Club began an expansion project that will grow their kitchen and add a new bar to an outdoor covered porch.

J.D. Beam Inc. of Raleigh will oversee the $50,000 project that will add about 280 square feet to the kitchen and create a new 415 square-foot bar area.

Located on Falls of Neuse Road in North Raleigh, the club offers a variety of dining options, including the “quick and casual” Sandtrap, the Bluebird Grill, and special event dining in the Grand Ballroom.

Wells Fargo Closing On Oberlin Road

Wells Fargo will be shutting down one of its Cameron Village locations in February of next year.

Wells Fargo has just over 40 branch locations throughout Raleigh, and the closure is likely part of a nationwide consolidation process undertaken by the firm. The nearby location at 2001 Clark Avenue will remain open.

The branch at 601 Oberlin was housed in a two-story, 10,142 square-foot structure built in 1973 that had previously served as a branch of First Union bank until the company was acquired by Wells Fargo earlier this decade. It is unknown at this point what will be coming next for the site.

Southeast Raleigh Shopping Center Set to Expand

Site plans were filed last week for a proposed expansion that would nearly double the size of the Farmington Square Shopping Center in Southeast Raleigh.

Anchored by a 9,000 square-foot Family Dollar store, the 24,000+ square foot shopping center is located adjacent to Southeast Raleigh High School off Rock Quarry Road, and is managed by our friends over at York Properties.

The expansion plans call for 19,496 square feet of new retail space to be built on a vacant 2.15-acre lot at 2802 and 2818 New Birch Drive. The work scope notes that the project will include the development of two new buildings designated for retail shopping, which will include access driveways and 81 parking spaces.

20-Story Building Planned for Downtown Raleigh

A 20-story building could be coming to the parking lot next to Clyde Cooper’s Barbeque in downtown Raleigh.

Highwoods, who acquired the property in August 2016, is reported to be reviving plans for a 20-story office tower at the intersection of Wilmington Street and Martin Street.

Original plans, dubbed the Edison Office Building, got as far as the demolition phase, when several buildings from 301-313 S. Wilmington Street were torn down to make way for the $75 million project.

A look at the property before demolition.

wrote about the demolition back in December 2016. By that point, the property had already been sold, and there was no real plan in place for the lots. That didn’t stop me from making a few predictions, which ended up being remarkably on-point.

“We imagine [a new development] won’t vary greatly from the originally approved plans, which called for a 19-story office building with “14,350 square feet of retail space and 255,895 square feet of office space on a 1.3-acre site.” That proposal also included a 6-level integrated parking structure containing 315 spaces. ” – Development Beat, “Teardown Tuesday” December 6, 2016

We’ll throw in a new prediction: the development will have broken ground by this time next year, and there will be no major issues or serious delays once the project is underway.

Clearscapes Planning 12-Story Building

A 12-story mixed-use development is being planned along West Martin Street in the Warehouse District.

Clearscapes, an architectural firm in Raleigh, has filed plans that will require the property at 307, 309, 311, and 313 West Martin to be rezoned to allow for the 12-story height. The current cap is five.

Constructed in the 1920s, the existing historic structures on the site are to remain in place. According to Clearscapes, the buildings are an important part of the fabric and character of the surrounding district. Check out this DTRaleigh.com discussion for more info.

Clearscapes is responsible for a number of high-profile projects in downtown Raleigh, including the convention center, the new Go Raleigh station at Moore Square, the Marbles Kids Museum, and many others.

New Bus Station Connecting to Union Station

GoTriangle was awarded a $20 million grant that will fund the construction of a unique bus transfer facility connected to Raleigh’s Union Station.

According to a press release issued by GoTriangle, the Raleigh Union Station bus project (RUS Bus) will “provide direct connections on a number of existing and future GoTriangle and GoRaleigh bus routes to the existing Amtrak service and future commuter rail service included in the Wake and Durham county transit plans.”

The RUS Bus facility will be built on the site of the existing warehouse that GoTriangle owns from a previous rail project. GoTriangle plans to begin bidding the project out early next year and hopes to open the facility by 2022.

Q Shack Leaving North Hills

The Q Shack at North Hills is closing.

Q Shack owner Tom Meyer sent an email out last week detailing his plans to close the North Hills location and pivot to a catering-based business located in a space with a larger kitchen more suited for catering.

The Q Shack has operated out of its space at North Hills near the movie theater for 13 years and will remain open through mid-January 2019.

Kiss From A Rosewater

Site plans were recently filed for work on Rosewater Kitchen & Bar, which will be located in the former home of Bruegger’s in North Hills.

In July, it was announced that local restaurateur Giorgios Bakatsias would be opening his 12th restaurant. The Mediterranean restaurant will be “rooted in seasonality and responsibly sourced ingredients that bring to life the charm and intimacy of the village lifestyle.”

Plans show that the existing Bruegger’s building will have about 800 square feet added in order to accommodate Rosewater. The building’s exterior will also be made over to more closely resemble a Mediterranean restaurant than a bagel shop.

Bakatsias operates a number of restaurants throughout the Triangle region, including Bin 54 in Chapel Hill and Vin Rouge in Durham, although Rosewater will be his second Raleigh location.

Update: We originally wrote that this was the first Raleigh location for Bakatsias. A reader informed us that Bakatsias actually had an earlier restaurant in Raleigh, “located in the ill-fated back corner of the sad shopping mall on Newton Road near Six Forks. Without actual access to Six Forks, the mall has always suffered. The back corner where his restaurant existed 22-23 years ago was finally refashioned as your favorite type of entrepreneurial venture – a storage facility.”

Collection Brewing Planned Off Atlantic Avenue

A brewery and tasting room is coming to the former home of Twin Specialities motorcycle shop off Atlantic Avenue.

In May, we reported on a rumor passed along by one of our readers about the alleged brewery. Our investigation uncovered that the former owner of Twin Specialties was retiring, and had leased the space to a brewery.

Site review plans filed last month call for some minor renovations in order to accommodate “Collection Brewing,” which describes itself as a brewery and tasting room.

Cape Fear Seafood Coming to Raleigh

Cape Fear Seafood Company will soon be making its way to Raleigh.

The Wilmington, NC-based seafood restaurant announced last week that they would soon be opening their fourth location in the spring of 2019. The space at 832 Spring Forest Road was previously home to the Kamado Grill and Lucky 32.

This location is the first of three coming to the Raleigh area over the next three years. As the name implies, the main focus of the menu is seafood, although they do offer a variety of other options, including ground-chuck burgers and buffalo chicken sandwiches.

Bellwood Deal Falls Apart

Plans to tear down the Bellwood Condominiums behind Cameron Village and replace them with apartments won’t be moving forward any time soon.

We first broke the news of the possible development at Bellwood back in August. The plans were for a 4-story apartment building containing 349 units and 520 parking spaces.

Those plans were contingent on the current residents of the Bellwood Condominiums selling their property. It turns out one resident didn’t want to sell.

“It’s been a nightmare,” said a frustrated Bellwood resident that we obtained an exclusive DM interview with. According to our Insider source,

“50 out of 51 homeowners were in favor of the sale. The lone holdout wanted upwards of $685,000 on top of what he/she was already going to be making. Each owner was going to get $294,545 per unit they owned. Now everyone is stuck paying $500 in HOA dues because of the lawsuit settlement and reserve study that was done. This will more than likely last over the next 7 to 10 years if Bellwood cannot sell as a whole.”

We have a feeling at least one Bellwood resident won’t be invited to the neighborhood holiday party.

Sam Jones Brings BBQ to Boylan Heights

Sam Jones is opening a Sam Jones BBQ at 502 W. Lenoir Street in Boylan Heights.

In late September, a rumor surfaced that Jones, of Sam Jones BBQ and Skylight Inn, might be opening a restaurant in downtown Raleigh.

Last week, the News & Observer reported that the James Beard semifinalist is hoping to open his restaurant by next fall and that the new location will serve the same menu as its Winterville location.

We reported on the progress being made on the new location, a property being developed by James Goodnight, in last week’s Development Beat. Special thanks to Brian Wallace, of York Properties, for brokering the deal and bringing good BBQ to Raleigh.

We’re pretty sure Jones was drawn to Raleigh due to its growing food scene, which recently received another accolade when Mary Allison Marlowe won a James Beard award for her Thanksgiving dinner.

Piano Bar Opening Soon On Glenwood South

PLUS Dueling Piano Bar could soon be opening on Glenwood South, bringing live piano music downtown for the first time since Rum Runners closed last year.

We first reported on PLUS back in May. Last week, the establishment received an ABC Inspection, one of the final steps before being able to open to the public. We imagine you’ll be able to hear Billy Joel and Elton John tunes drifting out of 510 Glenwood pretty soon.

RIP Rollins’ Cleaners Building

RIP to the Rollins’ Cleaners building on Peace Street. The building was demolished to make way for the next phase of Kane’s Smokey Hollow Development.

Rollins’ Economy Cleaners had been operating out of the same location at 407 W. Peace for more than 70 years, and was one of the last businesses in that strip along Peace to be torn down.

The one-story, 6,210 square foot brick-building that was originally constructed in 1940 was demolished by DH Griffin Wrecking Company.

Canopy Art Coming to Union Station

The plaza at Raleigh’s Union Station will soon be getting some new canopy artwork.

City Council today will accept a gift of $550,000 from the late Victor and Carolyn Cavaroc that will be utilized to complete the Canopy Public Art Project at Union Station.

Per City staffers, “this generous gift to the City of Raleigh, in support of the public art proposed for Union Station Plaza, will serve as a fitting memorial to a couple dedicated to the arts and who traveled the world throughout their lives. The canopy artwork creates a gathering and event space, provides shade to the plaza, and frames a beautiful connection between the City and the station.”

According to a staff memo, “The artwork is directly related to a celebration of Raleigh’s industrial past and, in particular, the railroad heritage of the Warehouse District. Furthermore, the proposed art references the decorative ceilings found in many historic train stations across America.”

Lonerider Opening Distillery In Wake Forest

Lonerider Brewing Company is expanding. They recently announced plans to open their own distillery in Wake Forest called “The Hideout”.

The Hideout will be located in The Factory. The taproom will have 3,100 square feet of space inside and around 5,000 square feet outside.

The taproom will host many of Lonerider’s beers and feature an outdoor beer garden with the option to buy food from food trucks. It will also carry the six new beers that are released throughout next year.

More details and a special announcement about the venue to come in early 2019, which will be Lonerider’s 10th anniversary.

Atlantic Lounge Preps for Opening on North Person

The Atlantic Lounge, a unique speakeasy bar on North Person Street should open soon. Located below Crawford & Son, the lounge received an ABC Inspection permit last week.

Developed by Jason Howard and Dan Murphy, the pair behind the Cardinal Bar on N. West Street, the underground bar will only be accessible through a locked door on Pace Street. According to Howard and Murphy, approximately 500 keys will be given out to members selected from the surrounding neighborhood.

We reported on the locals only bar concept earlier this year. Permits indicate the lounge will have about 1,086 square feet of space, which will reportedly be enough to accommodate “a few dozen” patrons at any given time.

Progress On Goodnight’s Boylan Heights Restaurant

Developer James Goodnight is making progress on transforming an old service station into a new restaurant in Boylan Heights. Two recent development cases indicate the new space could be opening sooner than later.

Earlier this month, the Board of Adjustment heard a case that allows for an exception to the number of required parking spaces, and last week, a new site plan review application was filed with the City.

It’s been more than a year since we last reported on Goodnight’s plans for the former home of Dusty’s Service Shop at 502 W. Lenoir. Goodnight purchased the property in 2014 and originally filed a site plan for the new restaurant back in November of 2016. That application called for reducing and remodeling the existing 5,084 square foot garage into a 4,583 square foot restaurant. The most recent application would keep the existing building at its current size and add another 1,000 square feet onto it.

Goodnight has since engaged the services of Maurer Architecture, and the more recent site plan application gives us an idea of what the new restaurant will look like. For all intents and purposes, the existing facade will remain much the same, and the addition looks like it will be on the right side of the building.

This is owner Jeff Hutto’s second Kale Me Crazy location, and the first location in Raleigh.

Drive Shack, Baby Drive Shack

Drive Shack received permits last week for their three-story driving range with a “large bar and dining area.” The Topgolf competitor’s plans to open in Raleigh were announced exclusively here on the Development Beat back in May.

The new 63,885 SF, $8 million facility is being built by Ashland Construction and will be located on Corporate Center Drive in West Raleigh next to Interstate 40. Reddit user “tootskies” posted an interesting question on the Raleigh subreddit last week, asking “Tall white poles near Wade Ave? What are they?”

Those white poles are part of the driving range’s safety net system, designed to catch errant golf balls and prevent them from leaving the facility. The “poles/netting” permits were issued for the project in October 2018. Drive Shack’s website says the location should open by Spring 2019.

Work is now underway on the 7-story parking deck set to accompany the new Crabtree Terrace development off Glenwood Avenue.

Located across from the Crabtree Valley Mall, Crabtree Terrace will offer 140,00 square feet of Class A office space, along with 38,000 square feet of ground-floor retail. A current list of tenants includes Longleaf Law Partners, the co-working company Spaces, and a high-end restaurant. Adjacent to the property will be a luxury hotel, restaurant, and roof-top bar.

Sitework plans for the building itself were issued earlier this year, and last week, permits valued at more than $15 million were issued to Brasfield & Gorrie for a “7-tier,” 204,201 square-foot parking deck.

Five Points Condos Planned

Condos could be coming soon near Five Points, replacing a two-story office building on Fairview Road.

Designed by Winstead Wilkinson Architects, site review plans refer to the project as “2019 Fairview,” most likely because the address of the property is 2019 Fairview Road. The plans call for a three-story condo building containing five units.

It appears that each of the five units will have three bedrooms and a two car garage. Another six parking spaces will be located outdoors.

The plans are nowhere near as audacious as the rumored Five Points Roundabout Apartment Complex that William Needham Finley IV covered a few years ago on April 1st.

A Place at the Table On Today Show

A Place at the Table, Raleigh’s most charitable restaurant, was featured on the Today Show on Monday. Founder and Executive Director Maggie Kane shared her story behind bringing the pay-what-you-can restaurant to life.

A Place at the Table will soon celebrate its one-year anniversary. The establishment, which has given away nearly 7,000 meals, received support from partners including York Properties, Plan A Architecture, Kevin Israel, Venture Law, Riley-Lewis General Contractors, Bagchi Law, bu•ku, so•ca, and more.

Dram & Draught Moving To One Glenwood

Hillsborough Street’s Dram & Draught is moving around the corner to the ground floor of One Glenwood.

As we reported earlier this year, a continuation of the One Glenwood development will be taking over the property where Dram & Draught is currently located. All of this construction is considered part of the Bloc 83 development, which includes a parking deck with ground-floor retail, One Glenwood, and whatever the second phase of One Glenwood is called (Two Glenwood? Tower II? No one really cares).

If all of these buildings and names seem confusing, it’s because they are. Here’s a map to explain it all:

To make things easier, we’re just going to refer to this area as “GlenSo” from now on, since it’s literally as far South as you can get on Glenwood.

Ashton Smith, founder of Raleigh’s #1 rated newsletter, had an exclusive tour of the One Glenwood building at GlenSo last week.

The Bittery Expands

The Bittery will now be open Thursday-Sunday from 11:00 am – 7:00 pm. A cocktail supply shop that was once open only for cocktail classes on Third Thursdays, The Bittery will now offer its patrons both a soda fountain and mocktail bar.

Located at 501 E Davie Street, The Bittery is run by Crude Bitters. They held their grand opening celebration on November 15. They also carry Zookies Cookies, the finest dog treats on the planet.

Former St. Mary’s Townhouse Lot For Sale

UPDATE: Thanks to a tip from one of our readers, we’ve learned the lot on St. Mary’s that was going to be a townhome project is now for sale.

We reported on the project earlier this year, which was going to feature six adjoining units on a .302-acre parcel of land between Tucker Street. and W North Street.

According to this real estate listing, the lot is now for sale for just under $1.8 million. From the listing: “Glenwood South Approved 6 Lot Brownstone Subdivision. Skip the brutal process of finding land, subdividing etc… and buy some shovel ready property. Look at the attached plans, run your numbers and you will see it’s a highly profitable venture. Only serious offers from Builders ready to close soon after Sub division plat is recorded. Two of the 3 properties that occupied the property have been demolished already.”

Three-Story Mixed-Use Building Proposed for South Person

A small tattoo parlor on South Person Street may soon find itself replaced by a much larger, and wholly different, sort of building.

The one-story commercial building at 510 South Person Street could be transformed into a three-story mixed-use structure. Due to the property’s location within the Prince Hall Historic District, its owners have filed for a Certificate of Appropriateness in an attempt to move forward with the expansion plans.

According to the application, the owners are proposing a three story building with a wrap-around patio on the second floor and rooftop dining atop the third.

The owners still have a lot of administrative hoops to jump through before they can proceed with construction, but it’s worth noting that the building is classified as a “non-contributing” resource in the Prince Hall Historic District. This would potentially allow them to forego the typical year-long embargo on demolishing historic buildings and move forward with the project sooner than later.

Boylan’s Back In Town

EXCLUSIVE: Boylan Bridge Brewpub is back. Thanks to Sara and Chris Abernethy, who became the new owners about a month and a half ago, the brewpub will be making some changes.

Here’s a look at the new menu that comes out this week.

We’re told that most of the beers have been re-engineered. They’ll open at 11:00 am for lunch instead of noon. They’re also looking into adding music on the deck.

We did some investigative journalism to determine they have a new Instagram account: @boylanbrewpub. We’re not the only ones looking forward to checking out the new menu.

Hotel Company Buys Downtown Firestone Property

Downtown Raleigh’s Firestone auto shop on South Dawson is now in the hands of local hotel developer Winwood Hospitality.

The firm purchased the .8 acre parcel on November 1 for $6 million from Firestone’s parent company Bridgestone. The property has been home for nearly 60 years to auto-related businesses.

Winwood Hospitality told the Triangle Business Journal that they had no immediate plans for redevelopment due to the influx of new hotels in downtown Raleigh. Current zoning will allow them to build up to 20 stories tall.

We cannot confirm if Winwood has any ties to pop-legend Steve Winwood. After seeing a chance and taking it, it seems the firm could be back in the high life again if they decide to roll with it on another hotel project. You’re welcome.

Cava Mezze To Replace Noodles In Cameron Village

Shareholders of Noodles & Company can’t be happy after seeing the news that the Cameron Village location of Noodles & Co. is closed. Even worse, the company tried to retain customers on Twitter by suggesting they drive to Noodles & Co. locations in Brier Creek or Cary. It did not go over well.

Fortunately, Cava Mezze is moving into the space in Cameron Village. Cava Mezze is a sister restaurant of Cava Mezze Grill, that we covered earlier this year, which is coming to SoJo (Midtown East).

The sit-down restaurant version of the fast-casual Cava chain offers similar menus that include classic Mediterranean ingredients like lamb, hummus, falafel, yogurt, and more.

Permits were issued last week to Battino Contracting Solutions out of Virginia for the renovation of the space at 403 Daniels Street.

Cameron Village Holiday Open House

Cameron Village’s annual Holiday Open house is this Thursday, November 15 from 5:00 pm – 8:00 pm. This open house has something for everyone; REAL snow, a ferris wheel, music, magicians, giveaways, and a special appearance from Santa Claus.

Revisn has officially opened for business on North Boylan.

Revisn claims to combine “the comforts of luxury apartment living with the services and amenities of a high-end hotel for extended stay guests.” Revisn’s 48 one and two-bedroom units will boast “fully-equipped kitchens with GE appliances, modern, designer furnishings by Yannis (or is it Laurel?), 4K SmartTVs in the living room and each bedroom.”

The new 6,352 square foot restaurant is getting built out by R.A. Heath Construction Company for a listed cost of $457,218. The WakeMed Raleigh campus is currently home to two restaurants; an Au Bon Pain cafe + bakery and Cafe 3000.

Sneak Peek at Jolie Plans

Plans have been filed for Jolie, Scott Crawford’s newest restaurant. The five-time James Beard Award semi-finalist announced the venture over the summer.

Crawford recently filed a set of site review plans for Jolie that offered a glimpse of what the new restaurant will look like.

One of the most visible changes will be the addition of a new rooftop terrace seating area. The existing exterior is also set for a significant upgrade, including new doors, windows, lights, and paint schemes. Renderings of the interior paint a picture of a sleek, intimate space that makes the most of its 1,880 square feet of space.

Offering classic French dishes including rabbit cassoulet, souffles, steak frites, scrambled duck eggs, and more, Jolie is named after Crawford’s daughter and set to open next door to his existing restaurant, Crawford & Son.

Downtown Chick-fil-A To Close

After nearly a quarter-century in operation, downtown Raleigh’s only Chick-fil-A is set to close its doors for good. The restaurant will close on November 16th.

For a brief second last week, some residents feared the news was related to the hallowed Cameron Village Chick-fil-A location.

A News & Observer report indicated that the closure was wholly the decision of the franchisee, and had nothing to do with the building’s new owners, Capital Realty Group.

Despite its prime location, we imagine this particular Chick-fil-A generated less revenue than average, due to its limited hours of 7 a.m. – 5 p.m. The location experimented with remaining open until 7 p.m. during the summer but reverted back to a 5 p.m. closing in September.

We aren’t sure what’s going to replace the Chick-fil-A, but based on this photo we’re speculating it could possibly be the location of Bird’s Raleigh HQ.

Preparing For Trophy Expansion

After spending days on a pizza and beer fueled stakeout, we’ve determined that work has begun on clearing out the convenience store at 825 W Morgan Street.

The space, along with the old West Morgan Street Laundromat, will eventually become part of Trophy, which has plans to expand their current location next door.

Seaboard Wine at High Park Grand Opening

Our friends at Seaboard Wine will be holding their Grand Opening in HighPark Village this Saturday, November 10th from 10:00 am – 6:00 pm.

They’ll be offering free wine tasting from 1:00 pm – 4:00 pm, snacks from Ladyfingers and Taste, door prizes, and a wine sale. The first 50 customers will receive free Seaboard Wine totes.

Kane Seeks Feedback on New Development

Kane Realty is seeking feedback on their newest downtown project, which is currently known as the “Clancy Site.”

Although some had initially assumed the project was named in honor of the late, great novelist Tom Clancy – imagine a ribbon-cutting ceremony featuring John Krasinski! – the name comes from the fact that the property has been the longtime home of construction firm Clancy & Theys.

Just last month, we reported on a rezoning case filed by Kane Realty that would allow the firm to redevelop a 6-acre parcel of land at 516 West Cabarrus Street.  Located between Dupont Circle and S. West Street, the project would be a mixed-use complex.

Kane Realty is seeking feedback so they can “better understand your vision for the area to help make this project the best that it can be. ” The brief survey asks things like how you “experience” the area, (resident, business owner, etc.) what you’d like to see the project achieve, what opportunities for improvement should not be missed, and how Kane can ensure the project “complements and enhances the character of the surrounding neighborhood.”

Road Improvements Force Fire Station 22 to Find New Home

A proposed bridge on Durant Road over the CSX S-line railroad tracks is already making its impact felt, as its construction will force the City’s Fire Station No. 22 to relocate about a mile down the road.

As part of the right-of-way land acquisition phase of the bridge project, the NCDOT is set to purchase the 1.95 acre parcel at 9350 Durant Road for about $1.4 million.

Council today is expected to authorize that sale, which will trigger the temporary relocation of Fire Station 22 to a facility at the EM Johnson Water Treatment Plant.

As the Durant Road property was originally donated to the City with the express purpose that it be used for a fire station, $100,000 of the proceeds from the DOT sale will go to the company that donated the land in 1997.

Permanent relocation plans for the new fire station have been in the works for more than a year. The $9 million project will see a new two-story fire station with a one-story apparatus area and three drive-through bays built at 10050 Durant Road on the Abbotts Creek Park parcel.

According to City staffers, “There will be no disruption in fire protection and hazardous materials response in the northeast sector of the City as a result” of the relocation.

For a full history on the station and the plans to relocate, you can, as always, check out Mike Legeros’ excellent write-up here.

Bojangles’ Coming Near Carter-Finley Stadium

Bojangles’ is opening a new location just a few football fields away from Carter-Finley Stadium.

According to exclusive site review plans that we obtained last week, Bojangles’ will be turning a vacant 1.6 acre parcel of land into the site of a 4,180 square foot Bojangles’ Famous Chicken ‘n Biscuits.

Located at 1541 Sunday Drive, the new restaurant is being developed by Tri-Arc Food Systems, one of the largest Bojangles’ franchises in the area. Tri-Arc owns and operates all ten of Raleigh’s existing Bojangles’ locations, as well as a number of locations in surrounding areas.

Could this be the location of next year’s Tasty Beverage New Belgium Bojangles’ Beer Dinner? We’ll keep a close eye on it.

Calavera Begins Work On Tasty 8’s Space

Calavera has begun work on their new location in the former home of Tasty 8’s. Last week, permits were issued for $95,720 worth of renovations to the 1,220 square-foot space at 121 Fayetteville Street.

Calavera, owned by Raleigh restaurateur Ken Yowell (Oak City Meatball, Kaiju), closed its South Blount Street location in February. Fortunately, they found a home for their empanadas and tequila just a few blocks away.

The owner of Tasty 8’s, Dr. Brett Wells (the best dentist in Raleigh), had decided to close the restaurant to focus on his growing dental empire.

You Serious Clark Avenue?

If you’re frustrated with the inability to easily access Cameron Village by using Clark Avenue, you are not alone.

Raleigh residents will have to wait a few more weeks for construction on the stormwater culvert underneath Clark Ave. to be completed. The 70-year-old stormwater pipe will be replaced with two parallel 60-inch concrete pipes that are each about 85 feet long.

Clark Ave. will remain closed between W. Peace Street and the Clark Avenue/Bellwood Drive intersections until construction is finished in November.

A Whole New Door

The Starbucks at Cameron Village is set to undergo a minor renovation. Permits were issued to Independence Construction Company last week for a “front door/entry change” project valued at $7,006.

Hopefully, they won’t have to close during the construction. We all remember what happened last time the Starbucks closed for 48 hours.

Residents Distraught Over Temporary Closure of Starbucks

Papa Shogun Coming to Seaboard Station

Papa Shogun, an Italian/Japanese concept opening at Seaboard station, received ABC Inspection permits last week.

The existence of this new restaurant was first brought to our attention by Raleigh’s @triangleexplorer in June.

ABC permits are usually obtained within a few weeks of a restaurant opening, so we expect this place should be open soon.

Nice Price Jr. Coming To Oakwood

Nice Price Jr. is coming to Oakwood. Located at 222 N. Bloodworth, the store will be a smaller version of Nice Price Books, which has been on Hillsborough Street for decades.

The News & Observer reported last week that the store’s main focus will be vinyl records, although there will also be books, cassettes, and a “baby bar.” We assume this is a bar that is smaller than a typical bar, and not a bar that caters only to babies.

Nice Price Jr. held their soft opening on Friday. They’ll have their beer bottle shop up and running for the grand opening.

Retail and Parking Deck Planned For Hillsborough Street

A parking deck with ground-floor retail is coming to Hillsborough Street as part of the new Block 83 development from Heritage Properties. The site at 701 and 709 Hillsborough was for years home to Allen’s Automotive and Rosenberry Rooms.

RIP

Heritage, the developers of the nearby One Glenwood, filed site review plans for a project they’re calling “Block 83 Parking Deck.” The 267,333 square-foot structure will stand nearly 90′ tall and provide 693 parking spots. Four retail spaces totaling 8,472 square feet will be located on the ground-floor.

A closer look at the renderings reveals where the four retail spaces are planned, as well as the existence of a “Trash Room.” Seems like the developers thought of everything on this one.

This will be the fourth structure Heritage builds as part of the Block 83 project. While the name might sound like something out of a dystopian sci-fi novel, it’s apparently part of an overall rebranding meant to pay tribute to the number assigned to this group of properties back when the city was divided into blocks in the days of yore.

To be fair, naming the development Block 83 is more creative than the standard “Let’s just use the address as the name of the building” formula used by so many recent projects.

One Glenwood Tower II

Heritage Properties released new renderings of Tower II, another phase of the One Glenwood/Block 83 development on Hillsborough Street.

Tower II will be a 10-story, 275,000 square-foot office building with two separate one-story retail buildings comprising a total of 4,850 square feet.

The new renderings show off a courtyard that can be used for concerts/events, as well as a coffee shop inside of a shipping container, because that’s cool and edgy.

The property is currently occupied by a few buildings, including Dram & Draught.  Construction on Tower II is set to begin in the second quarter of 2019.

Old Rex For Sale Again

A request for proposals issued by the North Carolina State Property Office last month seems to indicate that the Old Rex Hospital site may once again be on the market.

The RFP seeks to find a new office space for state employees who are currently housed on the Old Rex site at 700 Wade Avenue. The State is seeking a 10-year lease for about 100,000 square feet of office space and 500 parking spots. The lease would begin on or about May 1, 2019.

Situated at the intersection of Wade Avenue and St. Mary’s Street, the Old Rex campus was specifically singled out in the City’s Wade-Oberlin Area Plan, where it was described as the only site on Wade Avenue where new retail uses should be allowed.

When redevelopment plans were announced in 2016, the City said it hoped to limit that retail use — no one wants to see a Brier Creek style development here — to about five percent of the total square footage.

Field of Dreams

If you Tweet it, they will come.

Oak City Baseball, a “grassroots organization with the goal of bringing Major League Baseball to Raleigh” recently unveiled a concept for a new baseball stadium at the Central Prison site along Western Boulevard.

The plan is quite extensive and very detailed — it describes everything from proposed bus routes and bridge extensions to an elevated greenway to the location of home plate.

The idea, per Oak City Baseball, is to create a stadium like Wrigley Field or Fenway Park that is “nestled within the existing city fabric” and would mesh into the existing neighborhood. The 17-part Twitter thread can be viewed in its entirety here.

Full disclosure, we did not investigate whether @OakCityBaseball has the funds to make the baseball stadium a reality. They did, however, provide more information on their mission:

It’s hard to say how much a project like this would cost. Including land acquisition, we’d estimate anywhere from $1 million to north of $1 billion. However, we couldn’t pass up the opportunity for Field of Dreams photoshops. We considered going with the headline “Field of Pipe Dreams” because the chances of this happening are quite low, but we didn’t want to crush the spirit of a good idea. After all, the one constant through all the years, Raleigh, is baseball.

McNeill Pointe Muscles

A new fast-casual health food franchise will soon be muscling its way into a space at McNeill Pointe in Raleigh’s burgeoning SoJo area (South of Trader Joe’s).

Permits were issued last week for the fit-out of an 1,800 square-foot space for the Muscle Maker Grill at 2330 Bale Street. The chain — which we wrongly assumed was a seafood restaurant specializing in mussels — actually focuses on healthy menu items and meal plans that help improve their customers’ physiques.

The food actually sounds better than you might imagine; they offer flatbread pizzas, Cajun chicken pasta, turkey burgers and more. There are about 50 locations of the chain nationwide.

LGBT Center of Raleigh Set for Relocation

The LGBT Center of Raleigh will soon be relocating from its present location at 324 S. Harrington to a new 2,249 square-foot space at 119 E. Hargett Street.

The organization behind the center was incorporated in 2008, and says that its mission is to “strengthen individual and community development through social and educational activities; to facilitate the incubation of supportive services and groups; and to identify needs and advocate for resources benefiting the diverse population of lesbian, gay, transgender and bisexual people, their friends and supporters within and beyond central North Carolina.”

As the center’s new home on E Hargett is owned by Empire Properties, the $141,470 project is being handled by the company’s construction subsidiary Empire Hard Hat.

The following series is presented by Express Yourself Paint, the highest rated interior painting contractor on Angie’s List in the Triangle. Get a FREE painting estimate by calling today (919-666-3952) or schedule online at www.NCpaintingProcess.com.

Update: Are people really making millions by flipping Lilly Pulitzer dresses on Facebook groups?

Update: The second trailer for the riveting docuseries has been released.

It’s finally happening. A documentary series about the fascinating world of micITBit, a secret buy/sell Facebook group in Raleigh, is set to debut this winter.

In Making micITBit, documentary filmmakers follow the money and uncover the truth, leaving no monogrammed doormat unturned. No topic is off limits, from porch pickups (PPUs) to the underground smock market, and much more.

Last week, the official trailer for the series debuted on ITB Insider’s Facebook page and on the recently re-launched Instagram account (@ITBInsider).

Critics are already raving about the project, leaving comments like,

“I’d go ahead and book travel to Sundance.”

“The struggle of a $7 pickup and only having a $10 is real.”

“It should be called MicITB Whipped.”

The series has already been submitted to the major film festivals.

Like any hotly anticipated project in Raleighwood, a few of the episode titles have already leaked (Stranger’s Things, The Smock Market, This Is micITBit). More information on the series is expected to be announced in the coming weeks.

Businesses interested in advertising opportunities should e-mail business@itbinsider.com for more information.

About micITBit

micITBit is a secret and private Facebook group used by over 8,800 Raleigh residents (with 700+ on the waiting list) to buy and sell smocked baby clothes, furniture, Lilly dresses, and other items. It’s like if Craigslist and Facebook had a baby, then enrolled the baby in a private school.

The majority of micITBit transactions are “porch pickups” (PPU). The seller leaves the item on their front porch and the buyer leaves cash under the doormat when picking the item up. At any given time, there is an estimated $4 million in small bills sitting under the doormats of Raleigh homes.

S. Saunders Planned For South Saunders

A new mixed-use development, including a hotel, residential units, restaurants, retail, and office space could be coming to South Saunders, near the edge of Dix Park. Five Horizons, who recently completed the 10Arros project on New Bern Ave, submitted a rezoning application for a new project named S. Saunders.

The development would be located on a 9.15 acre property bounded by South Saunders Street, South Dawson/McDowell Street and Rocky Branch Creek.

The property would be a mix of industrial warehouse conversions and new buildings ranging from 12 to 20 stories that would feature retail, high-density residential, and a public event space.

According to the rezoning application, “The Southern Gateway Corridor Study, led by the Raleigh Urban Design Center, highlights the site as a prime opportunity to create a ‘maker’/tech start-up district.”

The plans note that the site will be oriented to maximize walkability for pedestrians. The development “incorporates the greenway and creek into the overall design to promote natural resources protection, as well as pedestrian access to the creek and greenway.”

A nine-story hotel and restaurant could soon be coming across from Nash Square. The Raymond Management Company, a developer based out of Wisconsin, filed plans with the City for what is currently being called The Nash Square Hotel.

According to the plans, the 196,337 square-foot building would stand 112′ tall, offer 190 hotel rooms, and a restaurant on one of the hotel’s upper floors.

The project would be developed at the intersection of West Martin and South Dawson across six separate parcels of land, which are home to a total of 11,940 square feet of existing buildings. The most well-known of these is the Nash Square Building at 227 West Martin. Built in 1970, the two-story brick office building will be torn down.

Kane’s Cabarrus Plans

Kane Realty is set to expand its growing footprint near downtown’s Warehouse District. Rezoning plans were recently filed to redevelop a 6 acre parcel of land along West Cabarrus Street between Dupont Circle and S. West Street into another mixed-use complex.

Plans for the site include up to 500 residential units, 350,000 square feet of office space and 50,000 square feet of commercial/retail space. The ground-level retail entrances will mostly be located along West Cabarrus, and a minimum 2/3 of that first-story facade will be made up of windows. One of its more unique features is a plan to install a rooftop garden on the property’s parking deck.

The rezoning documents also included notes from a recent neighborhood meeting held for the project. 36 different issues were discussed between the developers and the 42 neighborhood attendees, including traffic concerns, architectural styles, community benefits, and the prohibition of bars/lounges.

Junction West Opens

Junction West, a new bar and event space, recently opened next to Raleigh’s Union Station. Located at 310 S West St., Junction West is the creation of Rob and Gabie Frantz. The couple told the TBJ that they plan to focus on local and North Carolina craft beer, along with wine and spirits.

Smokey Hollow Updates

We’ve covered this project a lot recently, but a presentation with new details was recently given at a Glenwood South neighborhood meeting. For context, here’s the area of Peace Street being developed.

The main takeaways from the presentation are that the retail, the coveted Publix, and the residential units are expected to all be finished by 2Q of 2020.

Here are some exclusive screenshots we obtained.

Phase I – Peace Raleigh Apartments will have 417 residential units and 50,000 square feet of retail, including the Publix.

Phase II – A 9 story 225,000 square foot office building will be built at 413 North Harrington Street.

An additional mixed-use building, Smokey Hollow, will consist of 280 residential units and 40,000 square feet of retail.

Not much was mentioned about Phase 3, but we assume there will be a connection into the downtown canal that is being constructed on Capital Boulevard. Here’s a link to the full presentation.

Firenza Pizza coming to SoJo

A new build-your-own pizza shop is coming to McNeill Pointe, in the newly named SoJo district of Raleigh. For those who don’t follow @WNFIV closely on Instagram, SoJo is the area located south of Trader Joe’s and near the only car dealership in that area, Thompson Buick GMC Cadillac (#hiMark).

Firenza Pizza, a chain where customers get to pick out every last detail of their pizza before it’s cooked, currently has two locations in North Carolina – both of them in Charlotte.

Permits valued at $176,297 for the renovation of a 2,600 square-foot space on the ground floor of 2320 Bale Street were issued last week to Triangle Enterprises. The company’s website lists the Raleigh location as “Coming Soon” with no indication of how soon “soon” is. We’d wager the restaurant should be open by early next year.

Chick-fil-A Drive Thru

The Chick-fil-A on Lake Boone Trail is planning to upgrade one of the most crucial elements of their business: the drive-thru.

Permits valued at just over $100,000 were issued last week to R & L Builders & Sons for the installation of two new drive-thru canopies. We imagine these will look like the lovely canopies that were recently added to the drive-thru at the Cameron Village Chick-fil-A.

North Hills Chipotle Opening Soon

The new North Hills Chipotle that we first reported on about five months ago will soon be opening its doors to the public. The Chipotle will be located in the Lassiter District between the Panera Bread and the Verizon store that some old guy drove his car through last month.

ABC inspection permits were issued for the new Chipotle at 4421 Six Forks Road last week. It will be Raleigh’s sixth location of the popular chain.

Aldi Shamed Into Renovating Wake Forest Location

Facing fierce competition from the nearby Lidl, the Aldi on Wake Forest Road has decided to make some improvements, likely in an attempt to win back some customers who may have strayed to their chief competitor.

On October 4, permits with a listed value of $1,056,394 for the “interior remodel and expand parapet section” of the Aldi at 4031 Wake Forest Road were issued to National Contractors, LLC.

In November 2017, Lidl opened its first Raleigh location less than half a mile up Wake Forest Road. It’s hard not to draw a straight line between that and Aldi’s current million dollar renovation project.

ITBonappetit: Inside the Best Beer Dinner In History

in ITBonappetit by

Welcome to ITBonappetit, our series that goes inside the best culinary experiences across the globe. Past editions include the 3rd annual Tasty Beverage New Belgium and Bojangles’ beer dinner, as well as Instagram posts of French Toast that many have called “breathtaking.”

5 beltline chef and New Belgium Ranger Chris Allen and Tasty Beverage’s Johnny Belflower did it again. For the fourth consecutive year, the team put on a beer dinner unlike any other. Guests left amazed and inspired. Lives were changed. Records were broken. Here is the exclusive story and interview.

The Tasty Beverage New Belgium and Bojangles’ beer dinner was held on Monday night in a boutique vehicle storage parcel that was once home to a railway depot. The similarities between the culinary innovators behind the dinner and the railway titans who connected America using that same depot was lost on no one. A subtle nod to North Carolina’s rich tradition of tailgating, the location allowed guests to dine in an inspiring open world setting atop historic cobblestones laid by Sir Walter Raleigh himself.

Photo: Kyle Foreman

Allen and Belflower used sophisticated mouth science to come up with a series of never-before-seen Bojangles’ based courses paired with New Belgium’s finest offerings.

The sold-out crowd of 100 guests enjoyed the following:

Welcome Bite – A Trip to the Gravy Fountain with Fat Tire Amber Ale

First Course – Bojangles’ Poutine with Dayblazer Easy Going Ale

Second Course – Texas Pete Tossed Wings with Ranch with Fat Tire Belgian White

Third Course – The Supreme Supreme – with Citradelic Tangerine IPA

Fourth Course – Bojangles’ Cuban with Voodoo Ranger Juicy Haze IPA

Dessert – Bo-Berry Bread Pudding topped with Legendary Ice Tea Glaze with Wood Cellar Reserve Felix aged in Apple Whiskey Barrels

They even invented a Cheerwine based Sweet & Sour Sauce that left Gordon Ramsay speechless.

Guests left with an incredible gift box filled with an assortment of New Belgium beers, Bojangles’ accoutrements, and more. Stay tuned next week as we auction off one of these boxes AND two tickets to next year’s dinner for Hurricane Florence relief, once we ask Stacy Miller if we can legally auction off alcohol.

As you can see, this was the most innovative dining experience held in the history of Raleigh. Not only did we attend the event, but we got an exclusive interview with the creators.

ITBonappetit: The decision to depart from the archaic culinary tradition of dining indoors was a daring one that ultimately paid off. Was this a statement on the institution of dinner itself or was there another goal in mind?

Allen: A little of both. It’s 2016*, who wants to eat inside of four walls? Beyond that, we are right in the heart of Bo’gate season and everybody knows that you can’t do that inside. We also knew that Bonner would engage the Weather Dome if there was a threat of weather. So there was very little concern for this not being a perfect evening.

Note: 2016 is not a typo. Allen stopped recognizing the passage of time in 2016, “I live in the past and I’m pretty sure I peaked in 2016 with that trip to watch the Panthers play in the Super Bowl.”

ITBonappetit: Praise be to Bonner.

Allen: And also with you.

ITBonappetit: So what went into this dinner?

Allen: As you mentioned, we served 100 guests, which most likely makes this the largest beer dinner in the history of Raleigh, and perhaps North Carolina. To put up those kinds of numbers you’re going to need what equates to a boatload of fried chicken, around 120 Bo-Berry Biscuits, exactly 26 pounds of sugar for the dessert and Cheerwine Sweet & Sour sauce. I thought I would never see what 6 gallons of Sausage Gravy looked like, but that goal was knocked off the list by 6:00 pm. And of course we can’t forget the blood, sweat, and tears.

ITBonappetit: Talk about the Cheerwine Sweet & Sour sauce that you invented. How did that come about?

Allen: As I mentioned at the dinner, the Supreme is already the perfect serving of chicken. So what can we do to showcase that greatness? We tossed around a few ideas and one centered around Cheerwine. Considering that Cheerwine is up there with Julius Peppers, Bojangles’, and manned flight, as the great products to ever come from North Carolina, the choice was simple. It’s also been scientifically proven that the legendary Sweet & Sour Chicken from Red Dragon is the ultimate cure for the Sunday Scaries. From there it was just getting the flavor of the sauce dialed in and the chicken crispy enough to handle the viscosity of the sauce. The rest is history.

ITBonappetit: You’ve captured the hearts and minds of a nation. How does that feel?

Allen: I like to think it’s how Cam Newton feels right after he runs over a Falcons linebacker for a touchdown, drops a Superman, and then gives the football to a child in the stands. Or when Taylor Swift sells out 53 consecutive stadium shows on the same tour and knows she could do another 53 without breaking a sweat.

ITBonappetit: This year saw actual support from Bojangles’ representatives. While you were confident that the great Stacy Miller would be able to handle any potential legal issues, I’m sure it was nice to have their support for the first time.

Allen: One thing is for sure, we couldn’t have done this without our friends from TriArc. They own and operate all of the local Bojangles’ and were great to work with. I also have to give a shout out to first ballot Bojangles’ Hall of Famers – Melissa Chestnutt, Jim Ainsworth, and Tommy Haddock. There was no way that we could have done this without them and we are forever in debt to them.

ITBonappetit: Like a fine Cheerwine, this event has gotten better each year. What’s next?

Allen: That’s the million Chicken Supreme question. Over the last four years, we have had a lot of fun and have always tried to push the envelope. We have to up the stakes from the previous years, because that’s what’s expected from us. Maybe we go tropical, like sand from wall to wall. I know a great sand guy. But for now we are going to take a mental break and regroup after the Panthers beat the Chiefs 35-18 in Super Bowl 53.

Chef Allen shared the following message on Twitter:
I don’t know where to begin. Last night’s Bojangles’ Beer Dinner was so f’n awesome. It’s crazy to think that it started out with 20 people, a hot plate, and a microwave. Last night we had over 100 people and by all accounts a great time. The pics and love that y’all shared with Tasty Beverage and myself have been incredible. This is a labor of love for us and last night was truly gratifying for us all. Thank you! I have to give a huge shout out to my @roaringriot family. I mean, y’all started a #KeepPounding chant in between courses. So thanks for coming out and supporting us. We couldn’t do what we do without you guys. If I didn’t get to thank you in person last night, I’m sorry. I tried to get around the best I could, but there were 100 of you! It was all very overwhelming, as were the social media response.

Remember, it’s always #BoTime in your heart.
Hugs,
C
